The Chuan Park Introduction
The Chuan Park is a redevelopment of the former 446-unit Chuan Park Residences. The 99-year leasehold condominium was jointly acquired by Kingsford and MCC Land through a collective sale at $890 million on 5 July 2022. It is said to be one of the biggest deals in the current en-bloc cycle, surpassing the $815 million of two freehold land parcels at Thiam Siew Avenue (now known as The Continuum). In addition to the Thiam Siew Avenue en bloc site, the upcoming Thomson View Condominium en bloc site, located next to Upper Thomson MRT, is expected to perform well upon its launch in 2026. Other Government Land Sale (GLS) sites near MRT stations set to be launched in 2026 include Vela Bay at Bayshore Road and Pinery Residences at Tampines Street 94. The developer is to redevelop Chuan Park into “a new-concept residential project in District 19″.
The proposed new condominium development comprises 3 blocks of 22-storey and 2 blocks of 19-storey, communal landscape deck and facilities such as swimming pool, tennis court, gym, and basement carpark. Two commercial units will also be built to serve the community.
According to the site plan, blocks 242, 244, 246, and 250 are generally north-south orientation and best for capturing the seasonal wind all year round without the afternoon sun. The position of the blocks is well thought out. Most units will enjoy generous block-to-block distance. No matter if they are facing in or out. Inner-facing units enjoy pool and greenery views while outer-facing units can appreciate unblocked landed views, pocket views of other development pools and facilities, as well as the track and field of Nanyang Junior College.
The grand arrival lobby will greet residents and visitors upon arrival. The function rooms, located near the main entrance, are easily accessible and visible. Pent-up demand in Lorong Chuan Area After 14 years Wait
After a 14-year break, The Chuan Park, a new condominium, is set to launch in the third quarter of 2024. The last development launched in the area was The Scala @ Lorong Chuan back in 2010. Upon reviewing the URA confirmed and reserved sites, as well as recent collective sales, it appears that there won’t be any new supply pipeline for the foreseeable future. As of 16 June 2026, there are fewer than 50 new supply units in District 19. 3, 2, and 36 available units at Kovan Jewel, Jansen House, and Chuan Park, respectively.
The limited 916 units are expected to be highly sought after among HDB upgraders from Hougang, Sengkang, and Punggol. Additionally, some nearby landed property homeowners may purchase a unit as an investment. It’s anticipated that their grown-up kids who are getting married might also be interested in living in Lorong Chuan to stay close to their parents. With the excellent transport connectivity, purchasers may come from other parts of Singapore. It will not be a surprise to see a high take-up rate during the preview launch.
